It is not a secret that national standards and regulations become outdated before they are shared with the public. The market requires much more details and at the time of world digital transformation engineers should work differently.

There are several areas to look at while designing residential buildings:

HIGH LEVEL OF DETAIL IS REQUIRED

From the very beginning and up to the last stage of design, engineers should be mindful of not only general, but also of very small details. Even if a developer or construction company does not provide the buyer with the apartment with finishing and furniture, engineers should foresee all small things and details. Furniture arrangements should be made by the designer together with the architect from the very beginning stage of design. Rooms and premises should be functional, with good usability. All sockets and light switches should be placed in proper places, and all equipment should be connected without additional wires. Pipelines and connection points for WS&S equipment should be designed with high level of detail and all plumbing fixtures should be specified up to every lug nut. The better option for the home buyer is to receive an apartment turnkey – ready; thus, several design options with different price ranges should be added to the Detail Design documentation. This European practice, which TEBIN learned working on foreign projects, helps all project members do their job well. Quality design, prepared by the engineers, turns into comfortable apartments from construction companies, as a result – final owners receive smart living areas and not just empty concrete boxes. This approach encourages the buyers to invest at the early stages, and to order ready-made housing with finishing and furniture from a good developer. And the probability of this is quite high when engineers think through the project to the smallest detail and visualize it all! This is an absolutely new level of engineering!
Modern technologies and software (REVIT, BIM360) together with a professional team make it possible.

HEATING BY HEAT FLOORS

The new type of residence design often uses large windows, which provide more light in apartments. In such cases traditional radiator heating cannot be used. Even if the window does not go from the floor slab to the ceiling, traditional radiators require additional space in the apartment, so not all interior design solutions may be applied. In such cases we recommend using water heated floors, especially because BIM design with LeNear software helps to avoid mistakes in arrangements and calculations.

Flexibility in Interior Design and energy savings are the main advantages of the heating system with heat floors.

REAL VENTILATION

In residential buildings, we usually meet the cheapest solutions, when the ventilation is organized through the satellite channel inside the concrete wall. The best solution is to make the ventilation system through the air ducts with a ventilation fan for every consumer. Additional space and perfect climate in the apartments are the main advantages of the Air duct system in the residential buildings.

The main benefit of using air ducts for ventilation systems is a possibility to use common shafts with sanitary systems and add more living space to the apartments. This is a clean and flexible solution.

CLEAN DRINKING WATER FROM THE CITY NETWORKS

Drinking water always contains some bacteria, but the concentration of bacteria is safe. Health risks arise only when germs and bacteria start to proliferate.
In the modern connection systems, there is a part of pipes with low flow or without flow during the day, this serves as a main condition for germ proliferation.
In practice, there is a risk of bacteria growth in rooms and pipes that are rarely used.
From a hygienic point of view, the water pipes in sanitary facilities are laid in a series of special wall panels. They have low individual resistance and ensure low pressure losses. Even if individual fittings are used irregularly, the water content in the whole pipe branch changes regularly, because the most frequently used fitting is located near the most frequently used main consumer at the end of the pipe (toilet bowl or washbasin), thus preventing water stagnation.
So, as a new standard, TEBIN highly recommends using the line connection for water consumers.

These points make the residential building more interesting for the end-user and more environment friendly. The following suggestions are highly recommended for the convenience of the new residences:

  1. Inner courtyard without vehicles
  2. Height requirements should not exceed seven floors
  3. Underground car park with places for electrical car charging
  4. Separate areas for the bicycles
  5. Separate room for baby strollers
  6. Small pantry rooms on the underground floor for every apartment
  7. Shops and public places on the ground floor
  8. Separate rooms on the ground floor for solid waste sorting with separate containers for metal, paper, plastic, organic wastes
