HOW DOES IT WORK

• Advising to Architectural consultant on local norms and requirements
• Gathering in-house multi-discipline team with related domain experience
• Engineering works fully BIM based as single data source
• Common Data Environmental (CDE)
• Agile approach to the design and engineering including:
o biweekly planning and demos to the Client,
o regular collecting the Client’s feedback and consequential implementation into design,
o readiness to changes and variations of the Client’s business needs.
• Simple and straightforward workflows, transparent design process

COLLABORATION:

• Cooperation and daily work with Architectural consultant, Client’s team, specialist sub-contractors (EIA, energy efficiency), BREEAM assessor, local authorities
• Document management platform (BIM360) as CDE for routing reviews and data storage
• BIM model collaboration including interdisciplinary clash reviews, project stakeholders’ comments and follow-ups
• Different BIM software data exchange: structural calculations by Robot into Revit model and wise versa; Revit model into Synchro for construction simulation

RESULTS & ACHIEVEMENTS

• Meeting Client’s requirements: GLA/GBL ratio ≥ 0.85, BREEAM certification “VERY GOOD”
• Clash free Architectural, Structural, HVAC, Plumbing, Firefighting and Electrical models integrated into a common Federated model; Federated model, in turn, linked to LIDAR scanning of the surroundings
• On-line GLA calculation while modifying architectural plans
• Value engineering:
o Optimization (minimizing the material quantities and construction works by considering a few design options) of protective pile sheeting for the safeguarding the existing municipal utilities – deep laying city sewerage main
o CAPEX & OPEX comparison of the “VRF (heat pumps) vs. conventional gas burning heating system” and recommendations
o Introducing the power bass bar distribution system for decreasing of electrical shafts and, subsequently, increasing of leasable area
o Cost analysis of different plumbing (domestic sewerage) materials and advising on the optimal ones
• Complete Conceptual and Basic Design packages, drawings and specifications “extracted” from BIM model and ultimately approved by the local authorities
• Budgeting & planning support to Client by generating Bills of Quantities right from BIM model

Large-scale green field commercial building project. Construction of six office buildings consisting of 3 phases, 2 office buildings per each. Multi-disciplinary (C&A and M&E) engineering
