Theoretically, #5D technology is about combining the BIM model with the estimated cost. But, in fact, there are many controversial questions.

This technology allows you to analyze accurately the cost of time in the project, as well as more flexible budget management.

CLASSIFIER

A classifier is the main component of combining the model with prices. In particular, modern world standards offer such classifiers as OmniClass, Uniformat, Uniclass 2, and others. There is also an option to use a local classifier with pre-adaptation to the needs of customer projects.

CONSTRUCTION SCHEDULE

To allocate costs over time (Cashflow) it is necessary to obtain an actual construction schedule from the planning department and update it regularly. Thus, we will have up-to-date information on the construction and installation work plan.

REQUIREMENTS AND STANDARDIZATION

Requirements for the creation of #BIM models and classification of elements must be specified in the EIR document (exchange information requirements) and further recorded in the BEP (BIM Execution Plan). To create these documents, you should use your own experience and practices of world industry leaders.

QUALITY BIM MODEL

The accuracy and reliability of budget planning depend on the BIM model quality. To do this, it is necessary to strictly adhere to the requirements for the categorization of elements, classification, and information components.
Usually, most errors are fixed when creating a #4D model.

As a result, we get: cost of construction works depending on the project implementation schedule; distribution of resources and costs between contractors; regular analysis of costs and their comparison with actual data; investment engagement plan: actual rates that are updated and stored to track further changes.
